Title: Extension of Inspection Period of Ground Lease between Belleair Country Club and Town. Summary: The lease agreement between the Town and Belleair Country Club (BCC) for Waterfall West, included a period of 120 days to obtain all permits, licenses, variances, or other approvals. BCC requests and additional 90 days to complete the US Army Corp's requirement that BCC obtain a study to determine whether any significant archeological findings exist within the west golf course property. This is not a study that BCC anticipated needing to undertake when the lease was executed. Extension of Inspection Period of Ground Lease between Belleair Country Club and Town.

 

Summary:

The lease agreement between the Town and Belleair Country Club (BCC) for Waterfall West, included a period of 120 days to obtain all permits, licenses, variances, or other approvals. BCC requests and additional 90 days to complete the US Army Corp’s requirement that BCC obtain a study to determine whether any significant archeological findings exist within the west golf course property. This is not a study that BCC anticipated needing to undertake when the lease was executed.  However, since learning of this requirement BCC has moved swiftly to engage a firm to complete this study and anticipates receiving a report in the next 60-75 days.

 

While BCC has been able to perform its other due diligence investigations to its satisfaction during the agreed upon 120-day inspection period, BCC is respectfully requesting a brief extension to the inspection period to complete this archeological study.  BCC feels that a 90-day extension to the inspection period will be sufficient to allow time for the report to be prepared and reviewed. The original inspection period is set to expire December 15, 2020.
